What this means for your floor
The right decision depends on floor construction, prior sanding, board thickness, movement, staining, deep damage and repair needs. Final Floors evaluates the existing hardwood before recommending refinishing, targeted repair or replacement.
What can change the recommendation?
Wear layerIdentify the construction and remaining sound wood before sanding is proposed. A product's original wear-layer specification does not establish what remains after previous work.
Prior sandingReview available history and inspect edges, joints and remaining material. Avoid promising another full sanding from the age or species alone.
Board conditionIdentify this item during the assessment and retain the relevant photos or product records. Make the assumption explicit in the written scope instead of treating it as automatically included.
Repair boundariesMark which boards or areas need repair and how they meet retained flooring. Confirm appearance and material-matching limits in the written scope.
