Hardwood Floor Refinishing in Atlanta: What to Expect, What It Costs, and Why Timing Matters
Plan hardwood refinishing in Metro Atlanta: inspect the remaining wood, compare recoating and sanding, and understand finish-dependent scheduling.
Refinish, recoat or replace?
Start with the floor’s actual condition. A screen-and-recoat may refresh a compatible finish with surface wear; it will not reliably remove deep scratches or dents. Full sanding removes the existing finish and some wood before stain or finish application. Replacement or board repair may be appropriate when damage, movement or insufficient remaining wood makes sanding unsuitable.
Inspect before promising a result
Solid and engineered hardwood differ in construction. Previous sanding and the remaining usable wood determine whether another sanding is possible. There is no dependable universal number of refinishing cycles. Active moisture problems, loose boards and substrate movement need assessment before finishing. A stain sample helps set expectations; existing wood and repaired boards may take color differently.
What changes the price
Square footage, access, furniture handling, board repairs, stain changes, stairs, trim and the selected finish affect the written scope. Compare the complete preparation and finishing plan rather than a square-foot number alone. An expired September 2026 promotion is not a current offer. Ask Final Floors directly about current availability and any eligible offer.
Drying is not full cure
Recoating, walking, returning furniture, placing rugs and full cure are separate milestones. Follow the current instructions for the exact finish and its application conditions. Bona, DuraSeal and Rubio Monocoat systems have different requirements; no universal 24-hour cure or fixed return-to-use promise applies. Confirm ventilation, room access, pets and household scheduling with the crew.
