Choose the wood and the installation system together. The existing substrate, moisture conditions, building rules, board construction and finished height can affect whether a particular hardwood belongs in the property. A sample shows color and grain; it does not establish site suitability.
For Atlanta homes, Roswell renovations, Alpharetta move-ins and Buckhead condos, start with a site assessment before committing to a large material order. A condo can have acoustic and adhesive requirements that differ from a house over a crawlspace.
Solid hardwood is wood through the board. Engineered hardwood has a real-wood surface over a layered construction. Engineered products differ in wear layer, core, fastening options and permitted installation environments. Future sanding depends on the exact construction and remaining wood; the word engineered alone does not answer that question.
Ask for the exact manufacturer, collection, item number, width, thickness and finish. Bruce, Somerset and other wood collections should be compared at product level. A brand name is a starting point for product research, not a substitute for written installation instructions or confirmed availability.
Nail-down, glue-down and compatible floating systems have different requirements. Existing adhesive, low spots, damaged panels, movement and floor-height changes can alter the work. A flat substrate is not necessarily level, and leveling the whole building is not the same task as preparing a surface for wood flooring.
Discuss vents, door clearances, baseboards, thresholds and adjacent tile before installation. A wide-plank or patterned layout also needs a deliberate reference line, waste allowance and transition plan. Material conditioning and moisture evaluation follow the selected product and job conditions; a universal number of days is not a reliable plan.

• Measure net areas, then account for layout, cuts and the agreed waste allowance.
• Check batch consistency, shipping damage and storage conditions.
• Coordinate moisture evaluation and any substrate work.
• Clarify who supplies adhesive, fasteners, trim and transitions.
• Keep packaging labels and product records for future repairs.
Customer-supplied hardwood can be reviewed before installation is agreed. Buying extra boxes does not solve a wrong product specification, incompatible adhesive or unresolved moisture source.
A comparable estimate identifies the material, demolition, disposal, preparation, installation pattern, stairs, trim, transitions, access and furniture responsibilities. Concealed conditions should have an agreed process for review before extra work proceeds.
A Buckhead high-rise may need elevator reservations and loading access; an East Cobb renovation may require coordination with cabinetry and appliance work. Describe the actual property rather than relying on a citywide assumption.
Sometimes, but species, width, grade, age, finish and available stock all affect the match. A sample comparison and an agreed transition or refinishing plan are more useful than a guaranteed invisible match.
