A refinished floor can look simple in an after photo. The quality of the result depends on what happens before stain and finish: evaluating the wood, correcting repairable defects, sanding consistently and testing the actual floor.
When homeowners see a freshly refinished hardwood floor, the color and sheen get most of the attention. On an active refinishing project, the more important story starts earlier. Existing coatings have to be removed evenly, edges and field areas have to meet cleanly, damaged boards need to be identified, and the surface has to be prepared for the selected finish system.
Sanding is not simply making wood lighter. The abrasive sequence affects how the surface accepts stain and how scratches appear under finish. The goal is a surface that is ready for the next step without chasing isolated defects so aggressively that the floor becomes uneven.
Species, age, grain and lighting all influence color. A stain chip or online photograph is useful inspiration, but a sample on the actual prepared floor is more informative. That is especially important when moving from a dark floor to a lighter look or when old repairs and board variation are present.
Loose boards, deep contamination, severe movement, moisture-related deformation or an unstable substrate can change the scope. Those conditions should be evaluated before treating the project as a cosmetic sanding job.
