Rental flooring must balance appearance, cleaning, repairability and the time between occupants. Luxury vinyl plank can be a useful option in some properties, but the word “waterproof” describes a product feature, not the whole building. A leaking appliance or moisture below the floor still needs diagnosis.

Match the product to the property

Identify the exact LVP collection and product number. Review its written installation instructions, wear surface, warranty exclusions, approved substrate and permitted cleaning products. A product intended for one room or use may not be appropriate for another. In a managed building, obtain the current acoustic and alteration requirements before ordering; an attached pad does not by itself prove approval.

For a rental with frequent turnovers, ask how an individual plank would be replaced if it is damaged. The answer depends on the locking system, installation method and whether matching material will be available later. Consider keeping a clearly labeled spare box when the product and storage conditions allow.

Prepare the substrate

Old carpet removal can reveal staples, adhesive residue, dips, movement or moisture. A new plank should not be used to hide these conditions. The manufacturer's flatness and moisture requirements govern the preparation. Include removal, disposal, flooring-related substrate work and transitions in the written estimate. Plan for turnover and maintenance

Measure all rooms, closets and thresholds and note the access window between tenants. Ask how the selected product should be cleaned and whether a commercial or rental use changes its warranty terms. A claim that any LVP is indestructible would be misleading.
