After Water Damage: LVP, Hardwood or Tile? — Guide

After a water loss, the replacement decision starts below the visible floor. The leak source must be stopped and qualified mitigation, drying and any required remediation completed before flooring putback. A new waterproof product cannot correct moisture trapped underneath or an unresolved leak.

Review the affected assembly

Find out which materials were removed, what the mitigation company documented, and whether the substrate is sound and ready for flooring work. Repairable hardwood, damaged underlayment, cracked tile and compromised baseboards require different scopes. An insurer or adjuster decides policy coverage; a flooring contractor can provide measurements and an itemized flooring estimate, not promise claim approval.

Rigid-core LVP

The exact product may offer a moisture-resistant or waterproof plank surface and a practical cleaning routine. It still needs a suitable substrate, correct transitions and the manufacturer's written installation conditions. Water can reach walls, cabinets or materials below the planks. Ask whether the specific collection is approved for the room and how damaged planks would be replaced later. See LVP installation.

Hardwood

Existing solid hardwood may sometimes be repaired or refinished, depending on construction, movement, staining and remaining wear layer. Engineered products vary. After a leak, do not sand or cover a floor before moisture conditions are properly assessed. If replacement is needed, wood construction, installation method and indoor conditions must fit the property. See hardwood installation and refinishing.

Tile and mixed rooms

Tile may suit a kitchen or wet-use area, but grout, waterproofing details, substrate movement and transitions still matter. The installation needs an appropriate assembly; tile itself does not make a damaged structure safe. Some properties benefit from different materials in different rooms rather than one product everywhere.
