Refinishing can preserve an existing hardwood floor when the wood construction and remaining wear layer allow it. The decision to recoat, sand and refinish, repair or replace depends on floor condition, prior sanding, stains or damage, desired color and the finish system selected.
If the wear is mostly in the finish and the wood underneath is sound, a less invasive refresh may be possible. If scratches, fading, or finish failure cover the room, full refinishing may be the better path. Only some boards damaged? Localized repair plus refinishing can preserve most of the floor. Replacement becomes likely when the material cannot safely support the process, damage is widespread, or the existing floor system no longer fits the project.
Hardwood floor refinishing in progress in a Metro Atlanta home
| What the floor shows | A possible path | | --- | --- | | Dullness or light surface wear | Screen-and-recoat | | Widespread scratches, fading, or unwanted color | Full sand-and-refinish | | Isolated damaged or stained boards | Localized repair plus refinishing | | Extensive damage or a failed floor system | Partial or full replacement |
No table replaces an on-site look, but it stops one common mistake: assuming "ugly" means "unsalvageable."
• **Finish or wood?** Surface scratches and traffic-path wear differ from deep gouges, splits, or staining.
• **Serviceable wood left?** Prior sanding history and board construction determine whether another sanding cycle is possible.
• **Local or widespread?** A few damaged boards do not justify tearing out an entire floor, but patching every room may not blend well either.
• **Moisture still active?** Cupping and staining can be symptoms of a leak or wet crawlspace that must be addressed first. Final Floors performs flooring repair and putback after required mitigation or drying is complete; it does not replace the mitigation step.
• **Movement or soft spots?** Loose boards or damaged subfloor should be diagnosed before a new finish hides the evidence. See Subfloor Repair and Floor Leveling in Atlanta.
• **What result do you want?** Same color, lighter natural look, or a darker stain: the bigger the color shift, the more important real samples become.
New hardwood flooring installed after replacement in a Metro Atlanta home
• **"A dark stain will hide everything."** Darker color can emphasize dust, scratches, and gaps. Test it on the actual wood.
• **"Engineered hardwood can never be refinished."** Some engineered products have a serviceable real-wood layer; others do not.
• **"New flooring is always cleaner."** Replacement adds demolition, material selection, transitions, and installation. Sometimes it is the right answer, but it should be chosen for a reason.
Send or bring wide photos of each affected room, close-ups of damage, approximate square footage, any known moisture history, and two or three finish looks you like. That separates a finish problem from a repair or replacement problem before the on-site evaluation.
Can every solid hardwood floor be refinished? No. Board condition, prior sanding, remaining material, and the proposed finish process all matter.
Can pet stains be sanded out? Some discoloration may improve; deep staining can remain or require board replacement.
Is a screen-and-recoat the same as refinishing? No. A recoat refreshes an existing compatible finish; full refinishing removes the surface and rebuilds it with new stain and finish.
