Understanding Dunwoody’s Unique Flooring Needs

Dunwoody is not just another suburb; it is a distinct community with specific environmental and architectural characteristics that influence flooring choices. According to local data, the average owner-occupied home size in Dunwoody is about 2,239 square feet. For a home of this size, a full flooring replacement is a major undertaking that requires precise planning.

The Impact of Georgia Humidity

One of the most critical factors for any flooring contractor Dunwoody GA to consider is the local climate. Georgia is known for its sweltering, humid summers. In Dunwoody, relative humidity can frequently hit 78%. This moisture level is a primary enemy of traditional hardwood if not handled correctly. High humidity causes wood to expand, leading to cupping or crowning. This is why we emphasize proper acclimation—allowing your new flooring to sit in your home’s environment for several days before installation—and why we often recommend high-quality LVP for areas prone to moisture.

Aging Infrastructure and Subfloor Integrity

Because many Dunwoody homes were built in the late 1970s and early 1980s, the underlying subfloors often require attention. Over four decades, subfloors can develop squeaks, soft spots, or unevenness due to settling. Before we install a single plank of hardwood or vinyl, our crews perform a comprehensive assessment of the subfloor. We specialize in subfloor repair and leveling, using self-leveling compounds and structural reinforcements to ensure your new floor doesn't just look good, but stays flat and silent for years to come.

Hardwood Refinishing vs. Installation in DeKalb County

For many homeowners in neighborhoods like Georgetown or Kingsley, the original hardwood floors are a treasure worth preserving. However, decades of foot traffic, pet scratches, and UV exposure from large Georgia windows can leave them looking dull.

The Art of Hardwood Floor Refinishing

If your floors are structurally sound but aesthetically worn, hardwood floor refinishing is a cost-effective way to restore their brilliance. At Final Floors LLC, we utilize the Bona dustless sanding system. Traditional sanding creates a massive amount of dust that can permeate your HVAC system and settle in every corner of your home. Our dust-containment process captures up to 99% of airborne particles, making the process cleaner and safer for your family. We offer a variety of stains and finishes, from classic dark walnuts to the matte, natural finishes that are trending for 2026.

New Hardwood Installation

When refinishing isn't an option—perhaps due to severe water damage or a desire to change the wood species—we provide expert installation. We source premium materials including solid oak, maple, and hickory, as well as engineered hardwoods that offer better stability in Dunwoody’s humid environment. Our in-house flooring crews are trained in various installation patterns, including the increasingly popular herringbone and wide-plank layouts that designers are favoring for modern Atlanta homes.

The Rise of LVP in Dunwoody Homes

In recent years, Luxury Vinyl Plank (LVP) has become the most requested material for Dunwoody renovations. The reasons are clear: it offers the look of authentic wood with unmatched durability and water resistance.

Why LVP is Perfect for the 30338 Lifestyle

Dunwoody families are active. Between kids coming home from Brook Run Park and pets running through the house, floors take a beating. LVP is scratch-resistant and 100% waterproof, making it ideal for kitchens, mudrooms, and basements. We carry top-tier brands like COREtec, Shaw, and Mohawk, bringing samples directly to your door in our mobile showroom. This allows you to see exactly how the flooring looks under your home’s specific lighting—a crucial step that big-box retailers often overlook.

2026 Flooring Trends: What’s Next?

As we look toward 2026, flooring trends are shifting away from the "farmhouse gray" of the past decade. Homeowners are now opting for warm, mid-tone wood looks and matte textures. According to recent design forecasts, authentic-looking materials that require low maintenance are the top priority for modern homes. Our LVP selections reflect these trends, offering deep textures and realistic grain patterns that are virtually indistinguishable from real wood.
